'Rightsize' to a home with fewer bedrooms but all the space you need

Just because ‘downsizers’ need fewer bedrooms and want something more modern and manageable doesn’t always mean they want less style or space.

So Redrow’s new Leamington style property at The Sycamores development in Sherburn-in-Elmet, near Selby, is a perfect solution - offering three big and beautiful bedrooms, a sophisticated design and lots of living luxury.

The size and square footage (1,417 sq ft) of this particular property means many developers would have filled it with four bedrooms. But Redrow has turned home-building on its head and stuck to three generous double bedrooms, putting paid to the perception that new-build homes simply aren’t big enough.

Stuart Norton, group design and technical director for Redrow Homes, was heavily involved in the design of the house. He explained: “We’ve been looking more closely at downsizers, particularly over the last 12 months or so, bearing in mind that a significant number of our customers are owner-occupiers over 50.

“We want to make sure our homes fulfil their needs and desires, so we have updated some of our property layouts and specifications at their request – and that doesn’t just mean bungalows and apartments.


“Today’s downsizers want a convenient and stress-free lifestyle, but they still want plenty of space for entertaining – and to be able to take key items of furniture with them when they move from a larger property. So it is important to realise that downsizer homes are not necessarily smaller properties but, simply, ones that are more manageable, easier to maintain, secure, energy-efficient and in locations where everything an owner wants is right there on the doorstep.”

Patsy Aicken, sales director for Redrow Homes (Yorkshire), added: “We prefer the term ‘rightsizers’ – people are looking for a home that suits their way of living at a particular stage of their life.  When the children have grown up and left home, that’s often a chance for people to focus on what they want and to enjoy more time for travel, hobbies and entertaining. The last thing they want to be worrying about is maintaining a draughty old home with lots of issues or breaking their backs to look after a labour intensive garden.”

With this in mind, many Redrow show homes like the Worcester, Leamington and Sunningdale are now designed with an actively retired or semi-retired couple in mind; people who enjoy travelling, entertaining friends and perhaps having their grandchildren to stay.

When downsizers were asked what they longed for in a new property, many said fewer bedrooms but larger and better appointed, more storage, larger bathrooms with walk-in showers and a reasonably sized but easy-to-manage garden. The Leamington at The Sycamores ticks all these boxes and more. 

Recognising that the kitchen is the hub of family life, Redrow has made this the focal point of its ground floor accommodation with a combined kitchen, dining and family room overlooking the garden.  There’s also a separate lounge, utility and convenient cloakroom. 

Up on the first floor all three bedrooms are doubles, with the master bedroom boasting both a walk-in wardrobe and an en-suite with an extra wide shower to complement the family bathroom.

The Leamington, from £326,950, is one of a number of three and four-bedroom styles currently available at the North Yorkshire development, with prices starting at £289,950 for a three-bedroom Worcester.  The Sycamores sits alongside a second Redrow development, Saxon Gardens, which extends the choice to smaller three and four-bedroom homes.

Properties at both ventures off Low Street hail from Redrow’s award-winning Heritage Collection, which marries Arts and Crafts architectural design of the late 19th / early 20th century with contemporary interiors.

Located in a lovely village and a close knit community, The Sycamores has good local amenities yet, being midway between Leeds and York, it’s well connected when it comes to commuter links too.
